How Avalon Haus Helps

Independent guidance for the decisions that shape your home.

Building a custom home involves hundreds of decisions — some made years before move-in, others made in a matter of hours on the jobsite. Avalon Haus provides independent, owner-side advisory, research, documentation, and project support built around where your project stands and what you need help getting right.

Some clients need one focused conversation. Others need support through preconstruction, or ongoing guidance throughout the build.

Focused Advisory

Build Strategy Session

Get clear before you make the next move.

A Build Strategy Session is a focused consultation for owners who want an independent perspective on a specific project, decision, or concern — without committing to a longer engagement. It helps you understand where the project stands, which questions matter most, what information is missing, where uncertainty, unresolved questions, or potential project concerns may exist, who should answer the technical questions, and what the practical next steps are.

Format1–2 hours · Single consultation
DeliverableWritten session summary + next steps

Project Position Review

Where the project stands today — design stage, builder status, budget, schedule, unresolved decisions, and immediate concerns.

Priority Identification

Which decisions are urgent, which can wait, and which may carry downstream consequences if left unaddressed.

Document Review

A read of owner-provided plans, proposals, estimates, allowances, specifications, selections, or correspondence.

Question Development

A prioritized list of questions for your builder, architect, engineer, designer, or vendor.

Decision Support

Help understanding available choices, trade-offs, and the information needed to make a more informed decision.

Next-Step Plan

A concise, prioritized action list to leave the session with.

Ideal For

  • Owners unsure what to do next
  • Owners comparing builders or proposals
  • Owners considering a major change
  • Anyone with a specific concern
  • Owners wanting an independent second perspective
  • Deciding whether a broader Avalon Haus engagement makes sense
02

Preconstruction Advisory

Before You Build

Plan with clarity.

Important decisions become more expensive and disruptive to change once construction begins. Before You Build helps establish your priorities, clarify expectations, evaluate project information, and create a more organized foundation before work starts.

FormatTypically 2–4 week engagement

Owner's Design Program

A project-specific owner brief defining how the home should live, perform, and age — including priorities across health, durability, efficiency, comfort, aesthetics, resilience, maintenance, lifestyle, accessibility, budget, and future use. Becomes a reference point for every downstream decision.

Site + Climate Priorities

Climate, rainfall, humidity, wind, solar orientation, site drainage, exposure, moisture risk, and storm resilience — conditions that should inform design, materials, and assemblies.

Builder Evaluation

Organizing information for builder interviews — relevant project experience, proposed team, communication approach, quality-control practices, documentation practices, schedule, estimating approach, allowances, change-order process, warranty process, and references. Avalon Haus does not guarantee contractor performance.

Proposal + Bid Comparison

Comparing proposals on more than total price — scope differences, exclusions, allowances, assumptions, alternates, contingencies, owner-supplied items, unclear responsibilities, schedule assumptions, and payment structure.

Plan + Specification Review

An owner-side read identifying inconsistencies, missing information, unanswered questions, undefined selections, conflicting details, and items requiring clarification before construction. Technical determinations are referred to the appropriate licensed professional.

Allowance Review

Flagging allowances — appliances, cabinetry, countertops, fixtures, tile, flooring, landscaping — that could create budget surprises later.

Material + Product Research

Independent research considering durability, climate suitability, health implications, installation requirements, manufacturer requirements, compatibility with adjacent materials, maintenance, lifecycle, warranty, availability, and replacement considerations — whether a product is appropriate for this climate, assembly, installation, and ownership condition.

Healthy-Home Priorities

Early priorities for ventilation, filtration, moisture management, and material emissions — often a lead-in to a dedicated Healthy Haus Review.

Durability + Efficiency Strategy

Questions and priorities around envelope strategy, insulation, air sealing, glazing, and HVAC — without positioning Avalon Haus as engineer or building-science designer.

Decision Register

An organized record of selections, decisions, unresolved issues, responsible parties, and deadlines.

Preconstruction Project Record

A baseline owner-side documentation package so construction begins with a clear record of priorities, selections, decisions, open questions, and known assumptions.

03

Construction-Phase Owner Support

Owner Advisory & Project Coordination

Stay informed without becoming the builder.

Construction moves quickly. Owner Advisory & Project Coordination helps you remain informed, organized, and able to make timely decisions while your builder and professional team continue to perform their respective roles. Avalon Haus serves as an owner-side information, documentation, and coordination resource.

Owner Communication Hub

Organizing owner questions, decisions, and concerns and helping route them to the right project team member — facilitating communication, not managing the team.

Decision Management

A clear record of pending decisions, deadlines, selections, dependencies, approvals, and changes.

Budget Awareness

Tracking current owner-tracked project budget information — allowances, selections, and proposed changes. Not functioning as accountant or cost estimator unless separately scoped.

Change Management

Helping you understand and document proposed changes — requested change, reason, cost, schedule impact, design implications, owner approval status, and resulting documentation.

Schedule Awareness

Visibility into major milestones, upcoming decisions, and critical observation opportunities — without controlling the contractor's schedule.

Milestone Planning

Identifying stages where owner-side observation and documentation are especially valuable, coordinated before work is concealed.

Plan-to-Field Comparison

Comparing visible field conditions against approved drawings, specifications, and selections — flagging questions for the appropriate professional.

Field Documentation

Dated photographic and written documentation of relevant project conditions and progress.

Owner Field Reports

Structured reports after site visits: milestone observed, date, photographs, drawing/specification reference, observation, open question, project party identified for response, status, priority, follow-up required, and resolution.

Issue Tracking

A running list of open questions, observations, and discrepancies — responsible parties, requested responses, and resolution status.

Signature Focus Within Owner Advisory

Verify Before It's Covered.

Verify what disappears. Some of the work most relevant to a home's durability, comfort, and long-term performance may only remain visible for a short period. Avalon Haus identifies important documentation opportunities in advance and observes agreed visible conditions before subsequent construction makes them difficult — or impossible — to see.

Water Management + Flashing

Visible details at windows, doors, roof-to-wall intersections, penetrations, and transitions that can significantly affect long-term water management and durability.

Building Envelope Observation

WRB, flashing, drainage plane, and continuity conditions before insulation or cladding conceal them.

Penetrations + Transitions

Locations where pipes, ducts, vents, wiring, windows, doors, roofs, and walls interrupt or transition through drainage, air-control, weather-resistive, or waterproofing layers.

Framing Documentation

Visible framing conditions, specified connectors, straps, anchors, and blocking. Discrepancies referred to the appropriate structural professional.

Air Sealing + Insulation

Documented before drywall — central to comfort, durability, and energy performance.

Wet-Area Waterproofing

Shower membranes, pans, curbs, and transitions before tile makes them permanently inaccessible.

Mechanical + Plumbing Rough-In

Routing, penetrations, equipment locations, and access considerations documented for the owner's record — without implying engineering approval.

Also Within Owner Advisory

Know what you're taking ownership of.

Completion is more than a punch list. Avalon Haus helps organize the decisions, documentation, warranties, systems information, and maintenance responsibilities that transfer to you after construction.

Completion Review

A structured owner-side walkthrough comparing observable completed work against project documents, selections, and unresolved items.

Punch-List Support

Organizing, documenting, and tracking outstanding items through resolution.

Testing + Commissioning Records

Organizing documentation produced by qualified professionals — HVAC startup, balancing, inspections, and reports. Avalon Haus does not perform commissioning unless separately qualified.

Systems Documentation

Information on HVAC, plumbing, electrical, controls, appliances, and specialty systems.

Warranties + Product Records

Warranties, model numbers, manuals, care instructions, and manufacturer information.

Home Manual + Maintenance Plan

An organized reference covering filters, finishes, sealants, roofing, drainage, HVAC, plumbing, exterior materials, and service intervals.

Final Project Record

An organized owner-side project record — decisions, selections, field documentation, reports, warranties, manuals, and unresolved items.

04

Healthy Home Advisory

Healthy Haus Review

Look beyond finishes to the conditions you live in every day.

The Healthy Haus Review examines owner-relevant decisions affecting indoor air quality, moisture, ventilation, filtration, material emissions, and long-term indoor environmental quality. It can be used during design, before construction, during a major renovation, during product or specification development, or as a focused review within a larger Avalon Haus engagement. Avalon Haus does not make medical claims or diagnose health conditions.

FormatFocused review + written report

Indoor Air Quality Priorities

Reviewing owner concerns and project decisions affecting potential pollutants and overall air-quality strategy.

Ventilation

Reviewing available plans and equipment information from the owner's perspective, and identifying questions for the appropriate HVAC/design professional.

Filtration

Filtration goals, equipment compatibility, accessibility, and maintenance. A filtration strategy must also be realistic for the homeowner to access, replace, and maintain over time — technical sizing referred to the appropriate professional.

Moisture Management

Owner-relevant strategies for bulk water, indoor humidity, condensation risk, wet areas, drainage, and material drying potential.

Material Emissions

Researching available manufacturer and third-party information on paints, adhesives, cabinetry, flooring, insulation, and sealants.

Combustion + Pollutant Awareness

Questions related to combustion appliances, attached garages, cooking exhaust, and fireplaces — not a substitute for professional combustion-safety testing.

Healthy Material Research

Evaluating products on available information about ingredients, emissions, durability, suitability, maintenance, and manufacturer documentation.

Maintenance + Long-Term Performance

Maintenance requirements that affect continued indoor environmental quality.

Healthy Haus Report

A written, owner-focused report: priorities, observations, product and material findings, outstanding questions, and recommended discussions with the appropriate project professionals.

05

Project Diagnostic

Avalon Rescue

When the project has become difficult to see clearly.

Avalon Rescue is for projects where the owner feels overwhelmed by unresolved issues, communication gaps, documentation gaps, repeated changes, budget confusion, schedule problems, or uncertainty about what needs to happen next. The goal is clarity and a practical path forward — not assigning blame.

FormatDiagnostic assessment + action plan

Project Intake

Gathering and organizing available contracts, plans, specifications, change orders, budgets, schedules, correspondence, reports, photographs, owner notes, and existing issue lists.

Current-State Assessment

What's been completed, what remains, what decisions are unresolved, what documentation is missing, and what the owner believes requires attention.

Issue Register

A structured list — issue, location, date, documentation, project party identified for response or follow-up, status, urgency, and next required action.

Communication Review

Identifying unresolved communication loops, missing responses, and undocumented decisions.

Documentation Gap Review

Identifying missing owner-side information — approved selections, change documentation, warranties, and revised plans.

Priority Triage

Separating urgent issues, important-but-non-urgent issues, documentation issues, aesthetic issues, owner decisions, and technical questions requiring professional review.

Professional Referral Identification

Identifying when an issue needs an architect, structural engineer, MEP professional, specialty inspector, attorney, or insurance professional.

Recovery Action Plan

A prioritized roadmap: issue, next action, responsible party, required information, recommended timing, and follow-up status.

Where appropriate, Avalon Haus may continue under a separate Owner Advisory & Project Coordination engagement after the diagnostic phase.
